MDC Realty Limited works with independent contractors across Central Ohio for maintenance, turnovers and repairs on the homes we manage. Approved vendors receive work orders through Property Meld and are paid by ACH every Wednesday and Friday.

Work orders come through Property Meld. Every work order has a not-to-exceed amount, and work beyond it needs written approval first. Clean invoices are typically approved within about 2 business days and paid in the next Wednesday or Friday ACH run.
Invoices need the work order number, property address, itemized charges, and before and after photos, one work order per invoice. Nothing is deducted from vendor invoices. Vendors never collect payment from residents or owners.
Vendors act on MDC's behalf in occupied homes and must treat every resident equally and professionally under the Fair Housing Act. Resident requests or concerns are referred to MDC the same day. Workmanship is warranted for 90 days on labor.
